Real Estate Manager
Accounting Department
Location – Grove City, Ohio (In-Office Position)
Statement of Purpose
The Real Estate Manager is responsible for ensuring the Grand Aerie’s real estate investments are well-managed, profitable, and comply with all necessary regulations. The Real Estate Manager will work closely with the CFO to achieve the Grand Aerie’s investment goals. They will implement leasing strategies, ensure compliance and accounting requirements set forth by the CFO.
Essential Functions and Responsibilities
- Ascertain appraisals, realtors and maintain multiple properties for sale and/or investment.
- Manage property operating budgets, monitor income and expenses, and prepare necessary reports and presentations.
- Arrange contracts for maintenance, trash removal, landscaping, security and other ongoing services and manage disputes with these providers when appropriate.
- Ensure the payment of property expenses, including taxes, mortgages, insurance premiums, maintenance costs, etc.
- Certify properties are inspected, arrange repairs as required, and resolve complaints and/or violations.
- Assist with preparing, executing, and properly filing documents.
- Monitor leases, collect rent and other property fees from tenants, assist in advertising and scheduling showings of properties.
- Maintain, prepare, and analyze real estate correspondence, spreadsheets, and other reports/requirements related to financial statements.
Education & Experience Requirements
- Bachelor’s degree in real estate, business administration, public administration, accounting, or finance required.
- Minimum 3 years’ experience working in real estate and/or commercial and offsite property management.
- Excellent skills in negotiation, problem-solving, multitasking, and stress management.
- Knowledge and understanding of creating and maintaining budgets and local/national regulations for property management.
- Ability to travel and work an unpredictable schedule.
- Possess strong organizational skills, ability to meet deadlines consistently, good follow-up skills, and attention to detail with high work accuracy.
- Proven verbal and written communications skills and strong interpersonal communication skills.
- Ability to work independently without close supervision but also work collectively with others both internally and externally.
- Ability to assess and respond quickly to problems and multitask on projects and assignments.
- Ability to effectively communicate with co-workers, managers, directors, and members of the public, in both written and verbal form.
- Ability and willingness to cross-train in support of organizational needs and work with business sensitive and confidential information.
